We've made the point a few times, but here it goes again: Yes, homebuilders may be hitting the panic button and are trying (hoping) to unload as much of their inventory as possible by slashing prices and adding incentives for buyers right now, but there remains an intrepid few who are looking to turn a quick profit by flipping OC real estate. This week's flip in the making takes us to Dana Point. This Plan 3 in the Jasmine tract built by Shea Homes in 2003 is in the village of Quail Hill. In the spirit of saving money and being an efficient builder, this tract was reincarnated in Turtle Ridge as Ashton Green. This condo was purchased on 7/6/2005 and then put back on the market less than a year later on 5/26/2006. The greed is clearly evident when you realize that this flipper expected a $116,000 profit! They quickly wised up and started reducing the price. I think they may have reduced the p

Does anybody remember the TV show about the dolphin Flipper? In the world of sea mammals, whales are bigger than dolphins, and in the parlance of Las Vegas, Whales are the biggest of the high rollers. The flipper of this property is a whale. Who else would try to flip a $2,050,000 property? Assuming a 6% sales commission, if he gets his $2,299,500 asking price, he will make a profit of $111,530. Not bad for simply owing real estate for 10 months. Isn’t 15% “in the bag?” This guy isn’t greedy, he is only looking for 10% or about 1% a month. Unfortunately, the market seems to have moved the other d
As I’ve mentioned previously in this blog, rehabbing homes or “flipping” them has been quite the popular thing in Portland’s real estate market.Of course, that’s easier said than done. It has to make financial sense. Otherwise, who wants to labor so hard for pennies?A client of mine named Dustin is doing just this, flipping a fixer, and he was kind enough to share his story thru the question and answer session that follows. At this point, he has purchased a fixer in North Portland's Kenton neighborhood and is in the early rehab stages:Q: What made you want to flip a home?A: I felt it was a way in which I could make a decent living without having to answer to anyone else. I could work my own hours and make the creative decisions myself. I didn’t want to be at the customer’s whim any more.Q: What experience do you have that gave you the confidence you could pull this off?A: I had worked in construction in one form or another for about 15 years… the last six I had been pr
I just read an article in the Kitsap Sun about the Navy seeking to use dolphins and sea lions to patrol the 4 mile coastline around the naval base in Bangor. After I quit laughing, I realized this was serious. The marine mammals would work with a trainer in a boat and be sent out from the boat to patrol the water, returning if they find an intruder and giving special signals. I am not sure how I feel about this.
Would a sea lion even come back from the ocean when called? Has anyone tried this with them? I have worked in marine mammal rescues, and sea lions are big, agile and dodgy. While dolphins have that human-friend reputation, sea lions don’t. They are curious, fast and have really sharp teeth. They don’t seem the most trustworthy of marine mammals. They might be the Bahamas immigration officer of the sea world. A little food or sex, and they look the other way.
I am surprised that either of these mammals would return if released in the wild. Are we under
I regularly watch the Rydex fund flows in the leveraged Nasdaq funds (Venture and Velocity), for large one day fund shifts that occur from time to time. From what I have seen over time it appears that there is a very large speculator, probably a hedge fund that uses the Rydex leveraged Nasdaq funds to make some very big short-term bets on the market (tens of millions of dollars flipped long or
Just an update on Flipper's trading activities. He covered that gigantic short side bet in the Rydex leveraged Nasdaq fund yesterday. Rydex Venture fund showed an outflow of $76 Million at yesterday's close, after having an $80 Million inflow the day before. So, flipper for one day's work took home a payday of about $3 Million. Not bad for a day's work. I have been watching his trades for a while
Not to obsess too much on the Rydex market timingactivities of Flipper. But I am thinking that one could getoneself a bigtime trading edge for short-term trades here.Think about it, whoever this person is (money manger, hedgefund manager, etc) he/she obviously has developed some sortof proprietary trading system for predicting veryshort-term direction of the stock market (ie. over the next1-2
For what it's worth, Flipper went long the Rydex leveraged Nasdaq fund at the close yesterday to the tune of $80 Million. His last trade was a loss, but I can't recall ever seeing back to back losers from this guy. So, let's see if he breaks out of his slump this time.
Based on tonight's Rydex data it looks like Flipper has gone long Rydex Velocity (leveraged Nasdaq Bull Fund) for roughly $100 Million. His last 2 trades were losers, and since he averages about 70% winners (per a comment from a reader who has tracked Flipper's trades since January 2006) he is certainly overdue for a winner. So chalk up one more data point in favor of the bulls at least for
Looks like Flipper is back in the groove with a nice win onhis $100 Million leveraged long Nasdaq bet. Let's see if hecovers tonight or holds on for more...
Ooops forgot to include the Flipper update in today's
market comments. Flipper did finally cover his $100 Million
leveraged Nasdaq Bull Fund trade by yesterday's close. In
fact, it looks like he not only covered but also reversed
into the leveraged Nasdaq Bear fund for about $50 Million.
Just a quick heads-up on Flipper's status. On Friday morning I reported that Flipper had not only sold his long position but had also gone short. Upon further review of the Rydex fund flows data, I have found that I misread the information. Flipper did indeed sell his long position as of last last Thursday's close, but he did not initiate a new short position. So, Flipper is currently flat and
Well, I got a tiny chunk of Flipper's $50 Million today as his short trade was very ill timed, and my melt-up call proved to be the correct one. Which just goes to show that Sentiment based indicators are some the best market timing tools around. Maybe Flipper should consider adding them to his "black box". If you're out there Flipper, I am available for consulting, maybe I can help to improve
At the market close on 2/14/07:
IT Market Barometer = +3 (scale of -10 to +10)
IT Model Portfolio = Long QQQQ
Wow! It was quite an exciting and eventful day in the market today. Gentle Ben was none too gentle to the dumb money bears that have been loading the boat with puts the last few days. Meanwhile Flipper got hammered for a -3.44% loss on his $50 Million leveraged short bet on the Nasdaq.
Flipper just made a gigantic bullish bet of $150 Million into the leveraged Nasdaq Bull fund. I guess he expects Friday's PPI to provide the fuel for a melt-up. I think he's on to something here...
Flipper is definitely in a slump as he booked yet another losing trade on his latest 1-day $150 Million foray into the leveraged Nasdaq Bull Fund (Rydex Velocity). RYVYX dropped .2% Friday and Flipper bailed out. One thing to note, is that when Flipper exits a position at a loss, I have noticed then tendency for the market to make an outsized move in the direction of his original trade the next
Checking out tonight's Rydex fund flows data I see that Flipper exited his $90 Million long side bet from yesterday at a loss today. I think that makes three losing trades in a row for Flipper, who has suddenly gone ice cold. But Flipper apparently is not deterred by his current slump as he turned right around and plowed $60 Million into the leveraged Nasdaq bear fund at the close. And judging
Just a quick heads-up... Tonight's Rydex fund flows data shows that Flipper cashed out of the leveraged Nasdaq bear fund today at the close for a gain of 1.0% on his $90 Million bearish bet. Well done Flippper!
