Eliminate Credit Card Bills By Negotiating A Lower APR
One of the biggest misunderstandings about credit card debt is that the cards themselves are bad. It is true that they really do not. Loss Mitigation Negotiating
The big secret that is not really a secret is that your home lender does not want your home. Certain people may tell you that your lender hopes that you will not make your payments so that your lender can get your home. This simply not true. Your home lender makes money on home loans, not by selling repossessed homes. Because mortgage lenders do not really want your home, most lenders have set up loss mitigation departments to help people who are behind on their monthly mortgage payments. These loss mitigation departments are there to reduce the potential loss that could be suffered by your lender. Negotiating Commissions with Buyers
Before the 1980s, it was widely understood that both the buyer’s agent and the seller’s agent worked for and were paid by the seller. The listing agent would negotiate the fee for both the buyer’s agent and him/her self and then place the home in the MLS. The agent who brought the buyer would receive the co-op fee. This changed in 1983, when the Federal Trade Commission published a report called The Residential Real Estate Brokerage Industry. The report found that 72% of potential home buyers working with an agent thought their agent was working for them - not the seller. When the general public found out this was not the case, they began to see the real estate industry as deceiving and dishonest and were outraged. To change the public’s perception of the industry, NAR encouraged local Realtor groups to petition their state legislatures to create disclosure laws and mandates. During this time, the concept of buyer’s agency was introduced. Today, when a bu

      Negotiating Price With Sellers
One of the most common questions real estate agents ask is how they can compete with other agents and discount brokers who offer a lower price. This problem, of course, isn’t limited to real estate. In virtually any industry you can think of, clients and customers want the job done better, faster and cheaper. If they feel they can get the same level of service cheaper, they’d be stupid not to go save a few dollars and go with the lower cost option. Because there are so many agents out there, the problem seems magnified in the real estate industry. Home buyers and sellers see numerous agents competing for their business. They receive countless mailings, newsletters, magazines, emails and such clamoring for their business. Yet no one clearly explains how they are different than other agents. In such an environment where no one seems to have the competitive advantage, your prospects view your services as a commodity. The burden is on you to prove otherwise. Imagine the scenari

Tips for negotiating in the toughest of negotiation scenarios
How to negotiate like a sales superstar when it seems you can only fail… As with all of my sales training tips and sales strategies it´s important that you know how to apply tactics in the real world. Here is a negotiation question that has been asked of me several times and in several different guises:- Gavin. I´ve got a client who is already using us. He is using one product list value 3000 and another worth 2000. Total value 5000. He has only been paying 1500! He now wants to drop the 3000 product and continue with the 2000 product but is expecting a discount from his current investment of 1500. What can I do? Great question and one which is not at all uncommon. The first problem here is that this client has obviously been seriously under sold in the past and this has set his expectations. Whilst there is not a lot you can do about this situation now it´s important that you learn this and do not fall into this trap yourself when signing up new clients yourse

Commercial Real Estate Acquisition Skills: Negotiating with the Seller by Anthony Seruga and
People make commercial real estate negotiating a lot more difficult than it needs to be.First, you need to collect information. There are certain questions you will want to ask the seller early on, depending on the particulars of the property, such as:Why do you want to sell? The owner's reason for selling can give you a clue as to his or her needs or basic interests. Understanding the seller's motives can be a powerful negotiating tool.Has the property been recently appraised? A recent appraisal can be helpful in determining the After Repair Value (ARV) of the property. How long has the property been on the market? Knowing how long the property has been on the market could be an indication as to how willing the seller might be to lower the asking price. Is there existing financing? If so, what is the payoff? If there is a mortgage or other lien on the property, the balance required to pay it off will tell you the lowest price the seller can afford to accept.Have there been any structu

Negotiate to Win: The 21 Rules for Successful Negotiating
From BooklistAmericans as a whole are really bad at negotiating. We find haggling to be beneath us and we're uncomfortable with it, yet we feel cheated when we don't get the best deal possible. World-class negotiator, author, and attorney Thomas takes his cues from cultures where negotiating is celebrated as an art. While India or the Middle East may come to mind, when it comes to masters of negotiation, Japan tops the list. Thomas explains that the American way of logic and reasoning is persuasion, not negotiation, and you can persuade until you're blue in the face and still get nowhere. The art of negotiation is allowing your counterpart (don't think of them as your "opponent") to save face, which means always giving some concessions to get what you really want. "Beating" your colleague is not a way to create long-term relationships, but a "win-win" solution is. Thomas presents 21 powerful rules of negotiating, plus gives "Quickies," specific tips on how to negotiate with your bo

How to get what you want by negotiating
Chances are that you will be involved in negotiating an agreement with someone in the near future. The form these negotiations may take are many and varied but all have the same common elements, that people are involved.  Many people have trouble dealing with other people when the subject matter is as personal as it is in a negotiation, some get angry, others cave in and many want to win at all costs.  Not only will this not help you get what you want, but you may be much worse off after the negotiation than before. This guide will guide you through what your style is, how to appreciate what the other people want from negotiations and how to make the outcome come out in your favor.           Some may be called to negotiate with: Over a legal dispute When dealing with members of the public With your neighbors When there are differences of opinion at work with colleagues. Negotiating is not ladylike
I just read this Washington Post article about the salary gap between men and women -- and how women are less likely to negotiate for higher salaries. According to the article:The traditional explanation for the gender differences that Babcock found is that men are simply more aggressive than women, perhaps because of a combination of genetics and upbringing. The solution to gender disparities, this school of thought suggests, is to train women to be more assertive and to ask for more. However, a new set of experiments by Babcock and Hannah Riley Bowles, who studies the psychology of organizations at Harvard's Kennedy School of Government, offers an entirely different explanation.Their study, which was coauthored by Carnegie Mellon researcher Lei Lai, found that men and women get very different responses when they initiate negotiations. Although it may well be true that women often hurt themselves by not trying to negotiate, this study found that women's reluctance was based on an e

Negotiating salary for a contract job - How to ask for 2 months contractual bonus
As a contract staff in Malaysia, there is a tendency for you to get a raw, take-it or leave-it job offer from the employer which is incomparable to the permanent staff. My friend Hamizi has written quite a useful article on some differences between permanent and contract employment or staffing in Malaysia. He is right. Funnily enough, many Malaysian contract staff (not all) working in their own country here often have to settle with lower pay, less benefit entitlements and less annual leave, compared to the permanent staff working in the same company. Sometimes, the contract is a 1-year contract without any bonus clause at the end of the year. (more…)
