More Homes Planned For Monument, Colorado 2006-11-21 01:57:00 Monument has been booming lately. Homes
have been going up like mad east of I-25 while Historic Monument west of I-25 has stayed, well, historic. According to an article in The Gazette, recent numbers show Monument has more than doubled in population within the last 6 years with plenty of new shopping centers going up including, yes a Wal-Mart.
Historic Monument remains much the same, but not for long. The development and construction of homes in and around Historic Monument is set to begin in late 2007 to 2008 according to an article written by The Gazette.
Over 150 homes will be built around Monument Lake which in my mind will provide some much needed "water view properties" This development, dubbed Lake of The Rockies in Monument, will provide a nice niche market in the area.
Other proposed developments in the area include Home Place Ranch, Promontory Pointe, Sanctuary Pointe, and Wakonda Meadows. It will be interesting to see how Monument's growth continues.Colorado Read more:Monument
New Home Building in Colorado Springs 2006-11-09 18:12:00 New construction has many benefits. Building
new gives you the opportunity to customize your home by adding special features to the basic home. Lower maintenance costs and lower operating costs also add to the advantages of new construction. Is building a new home in ColoradoSprings
, Monument and surrounding areas for you?
When deciding on additional features, consider how they will affect the re-sale value of the home and whether these additions will over-improve your home. Money spent to improve and modernize kitchens and bathrooms is almost always a good investment. Granite and corian counter tops, side-by-side refrigerators, tile flooring and whirlpool tubs are popular upgrades. If the builder's standard flooring for the living room, dining room or foyer is linoleum, changing to hardwood or tile will increase the resale value of the home. And even if you don't enjoy sitting around a roaring fireplace, the next owner may want one. If you plan to finish the basement later, you ma Read more:Colorado Springs

Colorado Springs Real Estate Agents 2006-10-30 02:12:00 Last time I checked there were over 4,000 real estate agents in ColoradoSprings
, Monument and the surrounding areas covered by the Pikes Peak Association of Realtors. That is a large number compared to the population in these areas. There are a number of real estate agents that have their license but are not practicing currently. Part time real estate agents can be found as well. With all of this in mind, there are many real estate agents out there to choose from.
Who are you going to choose to assist you with what is probably your greatest investment?
Knowledge, professionalism and experience are the important factors to consider when selecting a Real Estate
Agent. You should also look for someone who listens carefully to what you want in a new home and who knows the market well enough to find the right house for you within a reasonable period of time. Be comfortable with the person you choose. If you feel like the real estate agent is sensitive to your needs and desires, you will fe Read more:Colorado Springs

It could mean a number of things of course, but here are some ideas to think about. This is not just some odd phenomena happening only in ColoradoSprings

Colorado Springs Market Trends 2006-10-20 00:04:00 Last summer your neighbors put their house on the market and had so many buyers that they were on the winning side of a bidding war. Now you are trying to sell your home, and there's just no action.
The real estate marketplace is very unpredictable. Many factors come into play, the most important being interest rates and prevailing sales prices. In a strong seller's market, prices tend to escalate until they reach a certain point where buyers begin to just say no and listing inventories increase. When this happens, sellers who price their homes at the higher level of previous sales prices must re-think their pricing strategies. If they don't, their homes may not sell. Whether you are buying or selling a home, it is important to remember that the shift from a seller's to a buyer's market can occur very quickly. You can count on your agent for sound advice on what phase the market is in right now.Colorado

Full Service Realtors vs. Discount Realtors 2007-01-03 00:59:00 A 2006 National Association of Realtors
® Profile of Home Buyers and Sellers, based on more than 7,500 responses to a questionnaire mailed to a large national sample of consumers found a number of interesting stats from the services offered by Realtors.
The statistics show that most sellers prefer full-service brokerage, where professionals handle all aspects of the transaction process from listing to closing, including preparation of the home for sale, pricing, marketing, showing the home, contract negotiations and closing. Limited services are usually provided by "discount brokers" where sellers take a more active role in the process such as showing their homes themselves or preparing the contract. This can be compared to using a "discount surgeon" where the real estate agent preps you and allows you to do the surgery. As uncomfortable as that sounds experience is the important factor, and the numbers show that full service Realtors are preferred for handling what is most peo Read more:Discount

Colorado Blizzards of 2006 2007-01-04 05:42:00 Here in Colorado
there is usually one storm during the winter or even spring that brings a mass amount of snow. Just recently we have been hit with two of these major storms in less than two weeks. This is highly unusual considering I was born and raised in Colorado Springs and cannot remember seeing anything like this. Colorado's versatile weather makes things interesting. Just after each of these storms the sunshine came out and began working on melting the snow. Colorado Springs and Monument have up to 300 days of sunshine a year, which helps prevent permanent snow cover during the winter.
In Colorado Springs and Monument you can expect to stay in your home for at least one to two days after a storm like this. By this time the snow plows clear the main roads, and it is usually up to you to make your way off of the side roads until they get to them. Not a problem with a four wheel drive vehicle, although regular cars are seen out driving as well. Between the snow plows and sunshine
Is Mortgage Insurance Really Tax Deductible? 2007-01-11 01:26:00 Here in Colorado Springs, Monument, and nation wide mortgage insurance has become a tax deduction following certain conditions. Mortgage
insurance has been around since the late 1800's, but only now has it been passed by both the House of Representatives and the U.S. Senate as a tax deduction. This will provide more options to potential buyers and will even help bring more buyers to the market.
Only buyers who close loans during and after 2007 and make less than $100,000 per year will be eligible to deduct all the mortgage insurance paid for the year. I have heard that the average tax savings will be around $300-$350. Check with your local lender and accountant to see how this could effect you.
Ask your lender if this type of loan would work best for you. An experienced lender will be able to find the best loan for your situation. This change is just one of many that can benefit your home buying ambitions.Colorado Real Estate Resources

Selling a Vacant Home vs. Selling an Occupied Home 1970-01-01 00:59:59 There are two schools of thought about whether it is better to show a house empty or with the furnishings in it. An empty house is like a blank canvas, and prospective buyers can more easily imagine what their things would look like in it. But buyers could take the fact that the house is vacant as a sign that the sellers are very anxious to sell and, therefore, might entertain a low offer. Our recommendations are usually based on how the house would look. Personal taste is highly subjective.Unless your furniture looks really wonderful and is neutral in color and conservative in style, it could distract buyers from the most attractive qualities of your home. The fact that your home is vacant could give it a competitive edge when they make their final selection. Will it attract low offers? It might, but if the price is right, it will attract reasonable offers, too. Colorado Real Estate Resources

Searching For A Home In Colorado Springs 1970-01-01 00:59:59 Colorado Springs
is made up of many different areas as you will find in your search. The Northeast, East, Central, and Southeast areas make up the core of Colorado Springs. The Central area consists of many unique homes built at the turn of the century. Homes can also be found in the Central area that were built clear up to the 1960's. The majority of homes in the Northeast, East, and Southeast were built from the 60's to the 90's. The average price per SF in these areas is between $95-$115, where the Southeast is one of the least expensive areas to buy in.Powers, Briargate, Northwest, West, Old Colorado City, Manitou Springs and Southwest are the areas just outside the core. These areas are quite different from one another. Powers is a large area that consists of homes built from the mid 60's in the south to homes that are currently being built as you move up north. Location...Location...Location! 1970-01-01 00:59:59 One primary and irreplaceable feature that influences a home's appeal is its location. Desirable homes are often situated in beautiful geographical settings, with convenient access to jobs, shops and transportation. This holds especially true to areas in Colorado Springs and Monument. In preferred locations, homes hold their value over time, even as real estate markets in other, less popular vicinities show evidence of abating. Some of the most valuable and exquisite homes in America are located in areas that are associated with breathtaking views, fresh air, and enjoyable leisure activities. In such locations, property values tend to remain at a premium because of the fact that there is only a limited amount of precious land, and there is easy access to the pleasures and necessities of life. Existing homes that are well maintained and situated in exceptional natural surroundings often sell very quickly, because people eager to move into the area keep an eye on the listings. Advantages of Buying Down 2007-06-13 12:08:00 The “empty nest” scenario has come to life with the departure of your youngest child. What is a person to do now that the house seems so enormous? Many people look at the prospect of downsizing to a more manageable house. This does not necessarily mean you are going to move into a studio apartment. There are many options available to you at this point. Colorado Springs and Monument have many areas and options that cater towards downsizing.Make it a point to consult with two important professionals… your real estate agent and your tax planner. Your real estate agent will be able to meet with you and create a plan to meet your needs. They will be able to tell you the value of your current home and the availability of alternative houses in your preferred areas. Now that the nest is empty, you may want to be closer to certain amenities, or you may want to find something with a floor plan that meets your new needs. There are many important advantages to buying a smaller home or condo, Read more:Advantages
